Create a Lasting Legacy with a Charitable Remainder Trust
We are all passionate about UNT and the role our time here as students has played in our success. A Charitable Remainder Trust will enable you to give a significant gift to UNT and benefit from your generosity at the same time. A Charitable Remainder Trust is an especially efficient and generous way to deal with real estate (especially commercial) in cases where a large capital gains tax would apply to the sale. Recent examples we’ve seen include a strip center, an office building and rental properties.
If you’ve built a sizeable estate and are looking for ways to receive reliable payments, you may want to check out the benefits of setting up a Charitable Remainder Trust. Some of your fellow alumni have already added a Charitable Remainder Trust to their estate plans.
Benefits of a Charitable Remainder Trust include:
- A partial charitable income tax deduction.
- Potential for increased income.
- Up-front avoidance of capital gains tax.
There are two ways to receive payments:
The Annuity Trust pays the same dollar amount each year that you choose at the start. Your payments remain the same, regardless of fluctuations in trust investments.
The Unitrust pays a variable amount each year based on a fixed percentage of the fair market value of the trust assets. Your payments will be adjusted each year based on the value of the assets. If the value of the trust increases, so do your payments. Likewise, if the value decreases, so will your payments.
UNT will work with you, your CPA, attorney and financial planner to ensure that the Charitable Remainder Trust fits well with your overall financial estate plans.
